Schluter Home Additions & ADU: The Houston Owner’s Guide
An ADU or home addition built on Schluter waterproofing and uncoupling membrane systems typically runs $45,000 – $130,000 installed in Houston, depending on square footage, foundation work, and finish level. We stock and install Schluter-compatible materials for new additions and ADU builds across the Houston metro, and most component issues we diagnose the same visit. The usual signal that something’s gone wrong is either a damp smell that won’t quit in the new space, grout cracking along a seam, or visible movement at a floor-to-wall transition. In a city where clay soil shifts seasonally, that last one is more common than most owners expect.
If you’re standing in an addition that feels humid, has cracked tile at the wall line, or you see water staining where the new floor meets the old slab, you’re looking at what we fix every week. Trevor Nash and our crew have worked enough Houston additions to know that the humid months from May through October will expose any waterproofing shortcut, usually within the first two years. The good news is that a correctly installed Schluter system doesn’t fail quietly, and the failure point is almost always identifiable on the first visit.
Which Schluter Models This Applies To

This page covers Schluter’s KERDI and DITRA product families as they’re used in home additions and ADU construction in Houston. KERDI membrane is the sheet-applied waterproofing layer behind tile in wet areas: showers, bathroom floors, and any wall that’ll see a sink or laundry. DITRA is the orange uncoupling membrane that sits between the substrate (the structural layer beneath your tile) and the tile itself. KERDI-BOARD is the rigid waterproof panel we use for shower walls and bathroom partitions. All three are the standard in a properly built Houston ADU because they handle one thing this climate punishes: moisture migration.
Here’s the compatibility gotcha most owners don’t know, and it matters. DITRA and DITRA-HEAT are not interchangeable. DITRA-HEAT has channels cut for the heating cables, and if you install standard DITRA instead on a heated floor plan, you’re pulling the floor. The membrane thickness also changes your floor height. Standard DITRA runs about 1/8 inch. DITRA-XL runs 5/16 inch and is spec’d for larger-format tile and uneven substrates. If a previous contractor used the thin version under 24-inch porcelain, the floor will telegraph every imperfection in the slab, and Houston slabs are rarely dead flat. We check the thickness as one of the first diagnostics on a cracked-floor call.
The OEM versus aftermarket decision for Schluter is straightforward: the membrane and boards should be genuine Schluter. The company’s warranty on the system only applies if every component is Schluter. Mixing in an off-brand corner or pipe seal to save forty dollars voids the warranty on the whole waterproofing assembly. We don’t do that. Same goes for KERDI-BAND seams. If a previous installer skimped on the banding at wall-to-floor intersections, the warranty was already dead before the tile went up.
Styles & brands we work with

Signs Your Schluter Home Additions & ADU Is Failing
- Grout cracking in a horizontal line where tile meets wall. This is the classic uncoupling failure. The Schluter membrane’s job is to let the tile move independently of the slab. When it’s not doing that job, the stress cracks exactly there. In Houston, clay soil expansion and contraction makes this appearance within two to three years of a bad install.
- Musty smell that comes and goes with rain. Water is getting behind the board or membrane and sitting there. It may not be visible as a stain yet. We find this often in ADU bathroom additions that used drywall behind the tile instead of KERDI-BOARD or a proper cement board substrate with membrane applied over it.
- Efflorescence or white crust near the base of a shower or exterior wall. That chalky deposit is dissolved minerals left behind after water evaporated through the grout or seam. It means water is moving through the assembly and leaving trace evidence. It’s often described as “dust that keeps coming back no matter how often I clean.”
- Loose or hollow-sounding tile in the new addition. Knock on the floor tile. If you get a dull, hollow thud versus a solid rap, the tile has debonded. On a Schluter DITRA floor, that’s a fleece adhesion failure: either the mortar was too dry when the membrane went down, or the tile was set after the thinset skinned over. We see skinned-over thin-set on summer afternoons when a crew tried to beat the heat.
- Water pooling outside the shower after every use. Schluter’s KERDI line has a specific linear drain and waterproof curb system. When the curb wasn’t waterproofed correctly, water wicks out through the curb-to-floor seam. You’ll see the baseboard outside the shower swelling or staining. That’s not a caulk problem. That’s a membrane problem.
Replacement Cost & What’s Included

A full Schluter-based home addition or ADU in Houston runs $45,000 – $130,000. The range reflects square footage first: a 300-square-foot addition with a single bath sits at the lower end. A 900-square-foot ADU with a full kitchen, one and a half baths, and separate utility hookups lands at the upper end. Foundation type drives the next biggest swing. A poured slab on grade for a detached ADU runs less than a pier-and-beam addition tying into an existing house. Site prep matters too. Homes in older Houston neighborhoods, including parts of the Meyerland area, can need soil correction before any footing goes in, and Trevor won’t pour on unaddressed clay movement.
If we’re repairing a failed Schluter assembly rather than building new, the pricing tightens up: a shower waterproofing repair runs $3,000 – $8,500, a floor uncoupling repair typically $2,000 – $6,500 depending on square footage and whether the tile can be salvaged. Every quote is a written, line-item price before work starts. No allowance ranges, no “we’ll see what we find” clause. If the tile can’t be saved, that’s in writing upfront, with the exact per-square-foot replacement cost named. Our 365-Day Done Right Promise covers the repair: if it fails again inside a year, we come back and fix it, no charge.

Here’s the honest split. You can safely check whether your Schluter system is the problem: look for the grout cracking pattern, the white crust, and the hollow tile. Those are diagnostic observations, not repairs. What you shouldn’t do is start pulling tile to “see how bad it is.” A failed waterproofing membrane isn’t dangerous the way a high-tension garage spring or a live electrical panel is, but the moment you open a wall or floor without knowing the layering, you convert a $3,000 repair into a $9,000 rebuild. We’ve walked into bathrooms where a homeowner pulled up two tiles, cracked the DITRA fleece with a chisel, and turned a seam repair into a full floor replacement.
The materials also have a learning curve. Schluter requires specific unmodified thinset mortar over DITRA. Use modified, and you’ve created a bond that won’t cure properly between membrane and tile. That’s the kind of spec detail that’s not on the box in plain English. If you want to know exactly what’s failed and what it’ll take to make it right, call us at (254) 527-5340. The estimate is free, and you’ll get a written price even if you decide to sit on the repair for a year.
FAQs

A correctly installed Schluter KERDI and DITRA system should last the life of the tile installation, which in practical terms is 25 to 50 years in Houston. The weak points aren’t the products; they’re the seams and the corners. The #1 cause of premature failure we see is missing or poorly embedded KERDI-BAND at floor-to-wall and wall-to-wall intersections. Houston’s humidity and clay-soil movement put constant stress on those joints, and any seam that wasn’t fully bonded will open within a few years. If your system failed in less than five years, the problem was almost certainly installation, not product. Call (254) 527-5340 and we’ll tell you exactly what failed and what it costs to fix.
Yes, in most cases a localized failure can be repaired without tearing out the entire assembly. A corner seam that’s leaking can be re-banded with new KERDI-BAND after the tile in that section is removed. A shower curb that’s wicking water can be re-waterproofed. The deciding factor is whether water has reached the framing or substrate. If the wood behind the membrane has begun to rot or the subfloor is saturated and swelling, a patch won’t hold. We’ll tell you which situation you have before any destructive work begins, and the repair quote is written and fixed before we open the wall. Call (254) 527-5340 for an exact assessment.
Most single-shower or single-floor Schluter repairs in Houston take two to four working days, and that includes thinset cure time between layers, which we don’t shortcut with fans or heat guns the way some crews do. Tile replacement and grout finishing may add a day depending on the tile size and pattern complexity. We give you a written arrival window before we start and the completion date in the same document. The 365-Day Done Right Promise covers the full repair afterward.
We keep KERDI membrane, KERDI-BAND, DITRA and DITRA-XL membrane, KERDI-BOARD in various thicknesses, and Schluter’s KERDI-KERECK pre-formed corners on our trucks for most Houston calls. If you need a less common Schluter component like a specific drain assembly or a linear grate, we order it directly and have it in hand before we schedule the repair. We never start a job with a missing part and hope it arrives by day three. Beyond Schluter, we also work with KraftMaid and Wellborn cabinetry and Cambria and Silestone countertops in our addition builds, so the whole scope of a project falls under one written quote.
