IKO Windows & Doors: The Houston Owner’s Guide

If you have an IKO window or door with a failed part, a replacement typically runs $175 – $650 installed in Houston, depending on the part and your model line. We stock IKO-compatible replacement parts on our service trucks, and we can usually match your hardware or balance the same day we diagnose it. Most Houston owners discover the failure the hard way: a window that suddenly slams shut, a lock that won’t engage, or a patio door that drags across its track like it’s pulling gravel behind it.

Call (254) 527-5340

IKO windows and doors are common in Houston homes built between roughly 1995 and 2015, particularly in master-planned communities out toward Katy, Sugar Land, and the Clear Lake corridor. What we see most often isn’t the glass failing, it’s the hardware and seals wearing out faster than the frame. Houston’s humidity accelerates it. Half our IKO service calls are for failed balances on double-hung windows, worn rollers on sliding doors, or extruded weatherstripping that’s gone brittle in the heat. The good news: almost none of these require replacing the whole window or door.

We’re an independent Houston contractor, not a factory-authorized IKO dealer. That matters in one specific way: we don’t push full replacements when a $40 part and a service call fixes the problem. We’ll give you the straight story on whether your IKO window or door is worth repairing.

Which IKO Models This Applies To

A dining nook with a built-in banquette

IKO produced several window and door lines over the years, and the part you need depends on which series you have. The most common we service in Houston are the IKO 2400 and 3200 series single-hung and double-hung windows, the 6000 series casement and awning windows, and the sliding patio door lineup sold through regional builders during the 2000s housing boom. You’ll find the series number on a small white or silver label on the inside edge of the sash or the top of the door frame.

Here’s the compatibility gotcha most homeowners run into: IKO changed its balance shoe design around 2008. Pre-2008 sashes used a narrower shoe with a different spring clip, and the parts don’t interchange with post-2008 units. If you order the wrong balance online, it either won’t seat or it pulls the sash crooked. That’s one reason we measure the existing shoe and spring length before we order or pull anything from the truck.

For hardware like locks and keepers, you’ve got two honest options. OEM IKO parts are still available through surplus channels and some regional distributors, though lead times can stretch two to three weeks. Quality aftermarket equivalents, like a Truth or Prime-Line balance assembly, often fit with no modification and come with a comparable service life. We’ll tell you which route makes sense for your window. If the aftermarket part is equivalent or better, we’ll say so. If the OEM part is worth the wait, we’ll say that too.

Signs Your IKO Windows & Doors Is Failing

  • The window won’t stay up, or it drops hard when you lift it. This means the spiral or block-and-tackle balance inside the jamb has lost tension. As the spring metal fatigues, the sash gets heavier to lift until it eventually won’t hold at all. A failing balance won’t fix itself, but it won’t get more dangerous, either – just more annoying.
  • The lock turns but won’t catch. The keeper bar or the latch body has either drifted out of alignment from frame movement, or worn down from years of metal-on-metal contact. In Houston’s clay soil, frames shift enough over a decade that locks that worked fine at installation suddenly miss by an eighth of an inch.
  • The patio door drags or grinds when you open it. Rollers flatten over time, especially under the weight of a double-pane IKO slider. Once the flat spot aligns with the track, the door catches at the exact same point every time. Each forced push grinds the track groove deeper and makes the eventual repair more involved.
  • You see daylight around the sash edges when the window is closed and locked. The weatherstripping has compressed or torn, which means you’re losing conditioned air straight into a Houston summer. That’s also how you end up with condensation between panes, because it usually means the external seal has already begun to fail.
  • The window closes with a sharp thunk, or you feel a draft even with the sash seated. Compression seals have a finite life in our climate. Once they lose their rebound, the sash doesn’t seat softly anymore, and you’re paying to air-condition your front flowerbed.

Replacement Cost & What’s Included

A home office with a built-in desk and shelves

Most IKO window and door hardware repairs in Houston fall into clear pricing bands. A standard balance replacement runs $175 – $350 per window including the part, labor, and a written guarantee. A patio door roller and track alignment typically runs $225 – $450. Full weatherstripping replacement on a single window or door runs $150 – $400 depending on how many seals need to come out.

The range comes down to a few things: whether we’re working on one sash or two, whether your unit is pre- or post-2008 (the balance shoes cost differently), and whether we need to pull the sash fully or can service it in place. Every quote you get from us is a written price before we start work, and it includes the part, the labor, cleanup, and our 365-Day Done Right Promise. If the repair fails inside a year, we return and fix it at no charge. Not a prorated credit, not a reduced labor rate. Fixed, in writing.

We don’t charge a separate service call fee when the repair proceeds. If a Houston homeowner calls us for an IKO window that’s dropped, we quote the whole job as one number.

DIY or Call Us?

For IKO windows and doors, the honest DIY line lands between the low-risk checks and the high-risk repairs. You can safely confirm which series you have by reading the label inside the sash, and you can safely see whether a lock has simply loosened (tighten the screws with a Phillips driver, check it gently). You can also clean track debris from a slider with a vacuum and a dry rag.

Where DIY goes wrong is the balance replacement. The springs inside a double-hung balance are under tension even when the sash is out. If you’ve never done one, the classic failure mode is a scratched jamb, a cracked vinyl shoe, or a spring that releases into your hand. IKO sashes aren’t overly complicated, but they’re also not forgiving of the wrong part. If the shoe doesn’t match your series, you’ll wrestle a window that won’t stay up for an entire weekend. Houston windows and doors all respond to the same heat and humidity, and a botched repair tends to show itself within the first real summer. If you’d rather not risk it, call us at (254) 527-5340 and we’ll give you a written price for the part and the labor in one visit.
