Atlas Windows & Doors: The Houston Owner’s Guide

If an Atlas window or door part has failed in your Houston home, we match the damaged hardware, sash, hinge, or weather seal to your exact Atlas model and install the replacement, with typical installed parts-plus-labor jobs in Houston running $180 – $650 depending on what failed. Most Atlas hardware replacements take under two hours on site, and we carry common Atlas-compatible balances, pivot bars, roller assemblies, and cam locks on the truck so we’re not sending you back to the parts counter.

Usually, you find the problem the same way most Houston homeowners do: a window that suddenly drops when you open it, a patio door that grinds instead of glides, or a lock that won’t catch. It happened while you were using the window or door the way you always do. One part wore out. The rest of the unit is fine. This page tells you what failed, what it costs, and how to get it fixed before Houston humidity turns a small hardware problem into a warped-sash or rotted-frame problem.

Penhallow Remodeling Houston is an independent service provider. We are not affiliated with Atlas Windows & Doors, but we work with their hardware and framing dimensions daily.

Which Atlas Models This Applies To

Atlas built several Houston-relevant lines over the years, and the hardware is not all interchangeable. The most common we see in Houston homes are the Atlas Ultimate series (heavier extruded frames, larger sash profile) and the Atlas 5000/6000 builder-grade lines, which used a narrower balance channel and lighter pivot hardware. A balance from an Ultimate window will not seat correctly in a 5000-frame channel, and a 5000 roller assembly will bind in an Ultimate patio door track. This is the single most common misfit we fix after someone ordered a universal part online and watched it fail within a month.

Before you order anything, pull the sash out and look at the sticker on the frame edge or the glass spacer. You want the series name, the manufacturing date, and a four-digit sizing code. If the sticker is gone, measure the balance channel width and the visible glass unit dimensions, then call us with those numbers. We’ll confirm the series before we order. For most Atlas hardware, OEM parts carry a cleaner fit and a longer wear life; aftermarket equivalents from Caldwell or Amesbury can cut costs 30 – 40% on balances and pivot bars, and we’ll tell you honestly where each makes sense.

Signs Your Atlas Windows & Doors Is Failing

  • The window drops hard when you unlock it. That’s a worn spiral or block-and-tackle balance. Houston heat breaks down the internal lubricant faster than the manufacturer’s typical 7 – 10 year lifespan, so you’ll feel the drop before you see any visible damage.
  • The sash won’t stay up in the open position. Same root cause as the drop, but earlier in the failure curve. The balance is losing tension incrementally, and you’re propping the window with a stick to get air. The stick is not a fix, it’s a warning.
  • The patio door scrapes or jumps the track. Worn roller assembly, usually the tandem steel rollers on an Atlas sliding door. Houston’s fine clay dust works its way into the bearing and grinds it flat, so the door rides on the rim of the wheel instead of the bearing race.
  • The lock lever spins without engaging. The cam or keeper is stripped. This is common on 5000-series Atlas windows where the die-cast cam was undersized for the sash weight. Security and function fail together, and it’s the one we tell homeowners not to leave unaddressed, because a window that won’t lock on the ground floor of a Houston home is an easy entry point.
  • Air seeps around the sash even when it’s closed and locked. The weather seal has compressed past recovery. On Atlas windows, the bulb seal sits in a kerf groove in the sash and flattens permanently after 5 – 8 Houston summers. You’ll feel the draft at the meeting rail on humid afternoons before you ever see the seal look worn.

Replacement Cost & What’s Included

A remodeled staircase with wood treads and a slim metal railing

An Atlas window or door hardware replacement in Houston runs $180 – $650 installed. The spread depends on the part. A single cam lock or keeper replacement sits at the bottom of that range. A pair of balances for a heavy Ultimate-series window lands mid-range. Replacing a tandem roller set on a patio door, with the door lifted and the track cleaned, sits near the top. And if the hardware failure has already warped the sash or damaged the frame, the number moves toward a full sash or unit replacement, which follows our window replacement pricing of $4,500 – $15,000 for whole-home scope.

Every quote is written before we start. The number you see on the estimate is the number on the invoice, parts and labor included, no change orders unless the job changes because you ask it to. The work carries our 365-Day Done Right Promise: if that replacement part fails inside a year, we come back and make it right at no charge. And if a repair fails, the second visit is free. No service call, no re-inspection fee, just the fix.

DIY or Call Us?

You can safely diagnose a few things. Note which window or door, check the sticker for the series name, and take a clear photo of the failed part before you touch anything. That saves time and a second trip. You can also check for obvious loose screws on the lock keeper and clean the patio door track with a dry brush. That’s the extent of what we’d recommend doing yourself.

We draw a hard line at window balances. The tension in a spiral or block-and-tackle balance is high enough that a home-grade screwdriver through the wrong port can unload it suddenly, and the cuts and pinches that follow are ugly. If the sash won’t hold position and you’re not sure whether it’s the balance or the pivot, stop. Call (254) 527-5340 and describe what the window is doing. We’ll tell you over the phone whether it’s a safe check or a service call, and we’ll give you a written price before anyone puts a tool on it.
