Mr-Glass Windows & Doors: The Houston Owner’s Guide

Most Mr-Glass window and door parts we replace in Houston run between $180 and $1,400 installed, depending on whether it’s a balance shoe, latch assembly, glass unit, or full sash. We stock the most common Mr-Glass hardware on our trucks and can usually match the part to your window the same day we see it. The conversation usually starts the same way: you notice a window that won’t stay up, a door that catches, or a seal that’s letting Houston’s humidity fog the glass.

Call (254) 527-5340

If that sounds right, you’re in the right place. Mr-Glass built a lot of windows for Texas homes, and after ten-plus Houston summers, the parts that move are the parts that fail first: balances, rollers, latches, and weatherstripping. The glass itself rarely fails unless the seal goes first. Here’s how to figure out what you have, what it’s doing wrong, and what it’ll cost to make it right.

Which Mr-Glass Models This Applies To

A whole-home remodel with the living, dining and kitchen areas opened up

Mr-Glass produced a range of aluminum and vinyl window and door lines, and most of the service calls we run in Houston involve single-hung and horizontal slider windows from their mid-range series, along with sliding patio doors. The tricky part is that hardware changed between production years, and the same window model could ship with different balance assemblies depending on when it was built. What matters for matching is simple: look for a small label on the top of the sash or the inside edge of the frame. It’ll have a series code and often a size code stamped on it. If the label is gone, measure the visible glass width and height to the nearest 1/8 inch, and pull the sash weight – we can ID the balance style from the shoe and the spring cartridge length.

On OEM versus aftermarket: we carry genuine Mr-Glass parts where they’re still available through our Houston supply channels, but for balances and roller assemblies we lean on aftermarket components that meet the original spec and frequently outlast the originals – especially in Houston’s heat and humidity. The coil springs inside OEM balances can fatigue just as fast as a quality equivalent, so we don’t upcharge for a logo. We’ll tell you which route makes sense for your specific window, and we won’t sell you a genuine part if the aftermarket is honestly better for the same money. We also stock parts for KraftMaid cabinetry hardware, Cambria and Silestone surface touch-up kits and related components.

Signs Your Mr-Glass Windows & Doors Is Failing

  • Window drops or slams shut when you let go. This is almost always a broken balance assembly. The coil spring or spiral balance that counterweights the sash has snapped or lost tension, which means the sash weight is now fighting you. You’ll feel it most in taller single-hungs.
  • You have to lift the door to get it to close or lock. On sliders, this points to worn roller bearings or a bent roller bracket. The door drops a fraction of an inch, and the latch no longer aligns with the striker plate. It gets worse in summer as the track expands.
  • Condensation you can’t wipe off, between the panes. The insulated glass seal has failed. In Houston’s humidity, once that seal leaks, the argon or air between panes is replaced with moist air, and the glass fogs every time the temperature swings. It won’t dry out permanently; the unit needs replacement.
  • The lock lever spins or the latch won’t bite. The cam or keeper inside the lock mechanism has worn or snapped. It’s a small part, but on a ground-floor window it’s the difference between a locked house and an unlocked one. In Houston’s older subdivisions this is one of the most common failures we see.
  • Drafts you feel with the window or door fully closed. Worn weatherstripping or a warped interlock between sashes. The frame itself is usually fine; the soft parts have hardened and shrunk. That’s a repair, not a replacement.

Replacement Cost & What’s Included

A remodeled family room with new windows and a window seat

Here’s what these jobs actually cost in Houston, installed:

Mr-Glass Part or Repair Typical Installed Range
Balance assembly (per window) $180 – $380
Sliding door roller replacement (per panel) $220 – $475
Latch or lock assembly (window or door) $120 – $290
Insulated glass unit replacement (per sash) $350 – $850
Weatherstripping and seal replacement (per opening) $140 – $320
Full sash replacement (matched to frame) $500 – $1,400

The range moves on three things: sash size, whether the frame is aluminum or vinyl, and whether the part is still in production. Genuine Mr-Glass glass units from the original suppliers cost more than aftermarket IGUs with the same Low-E rating, and we’ll show you both numbers before you decide. Every repair carries our written price before we start – no surprise line items – and the work is covered by our 365-Day Done Right Promise. If it isn’t done right, we come back and make it right at no charge.

DIY or Call Us?

You can safely check a few things yourself: look for the manufacturer label, measure the visible glass, and note exactly what the window does when you open and close it. What you should not do is attempt a balance replacement or sash removal on a large single-hung. Those coil springs hold a serious load, and the release mechanism can fire the spring out of the cartridge. Same with pulling a heavy sliding door panel off its track – the glass pane can weigh 80 pounds or more, and when the roller bracket binds, the whole panel can tip. If the window is fogged, you’re not fixing the seal with a hair dryer or a desiccant pack; that’s a glass-unit replacement.

We’ll ask you three things when you call: what the window does, whether there’s a label anywhere on it, and roughly how big the sash is. That gets us most of the way to a price before we even arrive. Give me the straight story on what you need, and I’ll give you the straight number on what it costs. Call (254) 527-5340 and we’ll sort it out.
