Boxabl Windows & Doors: The Houston Owner’s Guide
If a window or door on your Boxabl home has failed, we can usually supply and install a compatible replacement in Houston for $600 – $1,800 per opening, parts and labor included. The exact number depends on whether we’re matching an existing rough opening or modifying it, the glazing package, and whether the door is a standard swing or a slider. Most Boxabl owners first notice the problem as a window that no longer seals against Houston humidity, or a door that drags against its frame after a season of clay-soil shifting.
Boxabl homes use a wall panel system that’s different from stick-built framing, so the windows and doors have tighter rough-opening tolerances than a typical Houston tract house. That matters when you’re replacing one. The old part has to come out clean, and the new unit needs a specific nailing flange or screw-set pattern to sit correctly in the panel. Get it wrong, and you’ll chase air leaks and binding doors forever.
We’re an independent Houston service provider, not affiliated with Boxabl. What we know about their parts comes from working on the homes, not from a corporate catalog. And here’s the honest part up front: a Boxabl window or door failure is rarely as simple as swapping glass. It’s usually the seal, the frame, or the way the opening was flashed against Houston’s rain-driven humidity. That’s what we fix first.
Which Boxabl Models This Applies To

Boxabl has produced a few core configurations since the Casita first shipped, and most of them share the same window and door rough-opening logic. The original Casita and the later Casita 2.0 use identical window sizing on the long walls, with minor changes to the glazing spec between model years. The front door rough opening has stayed consistent, which helps, but the door itself changed suppliers at one point. That’s the kind of gotcha that matters when you’re ordering a replacement: the 2018-era door and the 2021-era door have different hinge mortises, and the newer one won’t hang plumb in the older frame without some real work.
How to identify what you have: look for the label etched in the corner of the glass or the sticker on the inside edge of the door slab. Boxabl windows are typically 36×60 or 48×60 fixed or awning units, and the front door is a 36×80 swing. If the label is gone, measure the visible glass and the rough opening, then measure the wall thickness. Boxabl wall panels run slightly thinner than standard 2×4 framing, which means off-the-shelf big-box windows don’t fit as a direct swap. We carry aftermarket units that match the Boxabl spec and install correctly into the panel without bulking out the wall.
The OEM-versus-aftermarket question matters here. Boxabl original windows are fine units, but availability through the company has been slow in Houston, and some owners wait weeks. A quality aftermarket equivalent, ordered to the right dimension and glazing, often ships in days and carries the same or better warranty. We’ll tell you which path makes sense when we see the opening.

Signs Your Boxabl Windows & Doors Is Failing
- Fogging or moisture inside the glazing. This means the seal between the panes has failed and Houston humidity is now living inside your window. The glass is not repairable, only replaceable, and the longer it runs, the more likely you’ll get mold on the interior track.
- The door drags at the top or bottom and won’t close without lifting the handle. Houston’s clay soil expands and contracts through wet and dry seasons, and that movement telegraphs straight into a Boxabl’s foundation points. A door that binds is usually the frame settling, not the door bending.
- You can see daylight around the window or door when it’s closed and locked. That’s a seal or frame failure, and it’s the single biggest driver of energy loss in these small-footprint homes. One gap will make your mini-split work twice as hard in August.
- Water staining on the interior drywall under a window corner. The flashing tape on a Boxabl window can degrade faster than a framed home because of the panel joint directly above it. Once water gets behind the panel skin, the stain shows up low, not high.
- The window crank or awning mechanism grinds or slips. Houston’s salt air and humidity rust the operator gears faster than you’d expect. The glass may be fine, but the mechanicals are shot, and a window that won’t open is a window you can’t clean or escape through.

AfterReplacement Cost & What’s Included

In Houston, expect $600 – $1,800 per window or door installed, with standard Boxabl windows at the lower end and entry doors or sliders at the top. Here’s what moves the number: a simple awning window swap runs $600 – $850, a 48×60 fixed unit runs $850 – $1,200, and a front entry door replacement with new threshold and weatherstripping runs $1,200 – $1,800. If the rough opening has been damaged by water or settling, the repair work adds $200 – $400 per opening.
- Window replacement (36×60 awning or fixed): $600 – $1,200 installed
- Window replacement (48×60 fixed): $850 – $1,400 installed
- Front door replacement (36×80 swing): $1,200 – $1,800 installed
- Sliding door replacement: $1,000 – $1,800 installed
Every number above includes the part, the labor, disposal of the old unit, and a written line-item price before we start. You’ll know the door cost, the sealant cost, and the labor cost as separate numbers, not a lump sum. And the whole job is covered by our 365-Day Done Right Promise: if the new window leaks or the door binds inside a year, we come back and fix it at no charge.
DIY or Call Us?
A homeowner with a screwdriver and patience can safely check a few things: loose hinge screws, debris in the track, or torn weatherstripping. Those are real fixes you can do in an afternoon. But removing a window or door from a Boxabl panel is not a beginner’s job. The units are sealant-bedded into the wall, and the panel flanges are thin enough that prying wrong will dent the metal and create a bigger leak than the one you’re fixing. If the seal has failed or the door frame has shifted, leave it alone.
On windows specifically, the moisture you see between the panes means that sealed glass unit is done. No repair kit fixes it. On doors, the hinge and strike alignment is sometimes salvageable, but once the frame itself has racked from soil movement, only a re-hang or replacement works. Call (254) 527-5340 when you want our eyes on it. The walk-through and the written quote cost you nothing.
FAQs

Plan on 10 – 15 years before a window seal fails or a door frame needs real work, and often less if the home sits in full sun or on soil that cycles wet and dry. The Houston climate shortens the lifespan compared to a mild climate because the heat bakes the sealant and the humidity rots the thresholds.
Yes, if the failure is in the mechanical parts, like a crank or hinge. If the glass seal has failed or the frame is cracked, the unit is a replacement, not a repair. We’ll tell you which one yours is before we quote a number. Call (254) 527-5340 for a free estimate.
Most single window replacements take 2 – 3 hours, and a front door runs half a day. If there’s water damage to the rough opening or panel, add another day for repair and drying before the new unit goes in.
We keep common 36×60 and 48×60 aftermarket windows and 36×80 doors in our Houston inventory, and the lead time for odd sizes is usually under a week. OEM Boxabl parts are slower, and we’ll tell you honestly whether the wait is worth it for your situation.
If you need a straight answer on a window or door that’s failing, give us a call. We’ll tell you what’s failing, what it costs to fix, and whether you can wait or need to move now. That’s the job.
