James Hardie Home Additions & ADU: The Houston Owner’s Guide

James Hardie siding and trim on home additions and ADUs in Houston typically runs $45,000 – $130,000 installed, depending on square footage, foundation work, and whether you’re adding a primary suite or a detached accessory dwelling unit. Most Houston owners call us when they see Hardie plank or HardiePanel pulling away from the framing, cracking at the corners, or showing moisture wicking behind the boards. That’s usually when the real question surfaces: is this a siding fix, or did the wall assembly underneath fail? We answer that before we ever hand you a number.

Here’s the straight story on what goes wrong, what it costs to make right, and why James Hardie products behave the way they do in Houston’s specific climate. And yes, we stock the common profiles and trim pieces on our trucks, so we’re not waiting on a distributor when your addition is open to the weather.

Which James Hardie Models This Applies To

A single-story rear room addition with tall windows and a new patio

We work with the full James Hardie siding and trim line on additions and ADUs across Houston: HardiePlank lap siding in the 4-in, 5-in, and 6-in (nominal) exposures, HardiePanel vertical siding, HardieShingle, and the HardieTrim boards in 4/4 and 5/4 thicknesses. The compatibility gotcha most people miss is that HardiePlank and HardiePanel are not interchangeable with the old HardieSoffit pieces, and the 5/16-in trim board has a different fastener schedule than the 3/4-in board. If an installer grabs whatever is on the shelf, you end up with gaps that catch Houston’s afternoon storms.

Identifying your exact product takes two minutes. Look on the back of an uninstalled board for the James Hardie printed code, or check for the small embossed stamp on the face. If the siding is already on the wall and failing, we measure exposure, board thickness with a caliper (not a tape measure), and check whether it’s ColorPlus factory finish or field-painted. The factory-finished ColorPlus boards carry a 15-year finish warranty, while primed boards that were site-painted rely entirely on whoever did the painting. In Houston humidity, that distinction matters more than the board itself.

On the aftermarket question: we install genuine James Hardie board and trim almost exclusively. A handful of Houston lumberyards carry generics and knockoffs cut to look like Hardie, but the fiber cement density is different, the warranty is nothing, and in Meyerland we’ve pulled off boards that cracked within three years because they were never meant for our soil movement and humidity swings. For structural trim around windows and corners, we sometimes use a PVC board where rot resistance matters most, but only where it’s hidden or painted to match.

Signs Your James Hardie Home Additions & ADU Is Failing

  • Cracking at the corners and butt joints. Houston’s clay soil swells in wet months and shrinks in dry months, and additions built on a slab edge or pier-and-beam move with it. Hardie boards don’t flex, so when the framing shifts, the boards crack at the weakest point, which is almost always where two boards meet.
  • Wavy or bulging board lines. That usually means the installer nailed too close to the board edge or drove fasteners too deep, breaking the fiber cement’s grip. We see this most on sun-facing walls in The Heights, where the afternoon heat expands the boards against bad nailing patterns.
  • Moisture staining above door and window heads. Missing or poorly flashed Z-strip flashing lets water run behind the top course of siding, and in Houston’s summer storms, that water travels farther than you’d think. By the time you see the stain, the wall cavity has been wet for weeks.
  • Soft sheathing or bubbling paint near the base. Hardie requires a 6-inch clearance above grade and at least 2 inches above any roof-to-wall intersection. Flashing is the common failure point. If the bottom board sits too close to soil or roof transitions, it wicks like a candle, and once the OSB behind it goes soft, you’re doing more than a board swap.
  • Gaps opening at trim joints. James Hardie Trim boards expand and contract with temperature, and with Houston’s 70-degree swings between January mornings and August afternoons, trim joints need a foam backer rod and a flexible sealant. Hard caulk cracks. If your trim looks like a dried lake bed, the seal was never right.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

Here’s how pricing breaks down for Houston additions and ADUs, whether you’re fixing a failing siding section or building new:

Scope Typical Houston Range
Small siding repair (one wall, flashing fix) $1,800 – $4,500
Full re-side of an existing small addition $9,000 – $18,000
Home addition with Hardie siding $45,000 – $130,000
New detached ADU with Hardie siding $90,000 – $220,000
Garage conversion $30,000 – $80,000

What moves the number on a repair: how much sheathing is rotten behind the visible damage, whether windows and doors need re-flashing, how much trim has to come off to do it right, and whether you have Hardie ColorPlus boards that we need to order pre-finished in your exact color or primed boards we can paint on site. On a full addition, the foundation type, roof tie-in, and whether we’re matching existing Hardie on the main house all shift the price.

Every estimate is written before any work starts. Not a range on a napkin, not a verbal ballpark. A line-item number you can hold us to. And our 365-Day Done Right Promise covers every board, seam, and flashing detail. If something fails because of our workmanship inside that year, we come back and fix it at no charge. That’s in writing, on every project.

Call (254) 527-5340 for a free estimate. We’ll walk the addition, show you exactly what’s failing and why, and hand you a written price before we touch a single board.

DIY or Call Us?

You can safely do a few things before you pick up the phone. Check the bottom board clearance to grade. Look for missing flashing over doors and windows. Push gently on stained siding to test for soft sheathing behind it. That tells you the scope, and it helps when we quote over the phone.

What I’d tell you not to do is pull boards off a two-story addition wall or try to re-flash around a window from a ladder. Fiber cement is heavy, it shatters if dropped, and cutting it produces silica dust that is genuinely dangerous to your lungs without a proper respirator and dust control. This is not the same as replacing a board on a shed. We’re background-checked, uniformed, and we carry the right PPE and the right insurance for working on your home. If you want to try the diagnostic pass yourself, that’s fine. Give me the straight story on what you find, and we’ll give you the straight number on what it costs. You can reach us at (254) 527-5340.
