Therma-Tru Driveway & Pavers: The Houston Owner’s Guide
Therma-Tru makes doors, not pavers. If you searched for Therma-Tru driveway pavers in Houston, what you’re almost certainly dealing with is a Therma-Tru entry door, threshold, or frame that’s failing where it meets a paver or concrete driveway, and the fix usually involves both the door bottom and the surface below it. A paver driveway installation in Houston typically runs $7,000 – $18,000 depending on square footage and paver selection, while a Therma-Tru threshold replacement or door bottom repair on that same driveway typically runs $200 – $600 installed. The most common way homeowners find us: the door drags across the pavers after a heavy rain, or daylight shows under the sweep where the driveway settled.
The Houston clay soil is the quiet culprit behind most of these failures. It swells when wet and shrinks during our brutal August dry spells, and over a few seasons that movement will shift pavers enough to change the door’s reveal. We’ve repaired enough of these in Meyerland, Westbury, and Spring Branch to know the pattern before we even set foot on the driveway.
Which Therma-Tru Models This Applies To

This applies to any Therma-Tru entry door sitting above a paver or concrete driveway: the Classic-Craft, Fiber-Classic, and Smooth-Star lines are what we see most often in Houston. The part that fails at the driveway connection is rarely the door slab itself. It’s the threshold, the door bottom sweep, or the weatherstrip that runs along the bottom rail. Therma-Tru doors are built to a 6-foot-8 or 8-foot slab standard, and the threshold widths vary by series. The Fiber-Classic line uses a narrower adjustable threshold than the Classic-Craft, which matters because an aftermarket threshold that’s even an eighth-inch too tall will make the door bind every time the pavers shift.
One compatibility gotcha we run into regularly: Therma-Tru’s adjustable thresholds use a specific screw channel, and the big-box aftermarket universal thresholds don’t line up with it. We stock the correct profile, and in cases where the driveway has settled more than half an inch, we’ll recommend a paver reset or a concrete grind rather than forcing the door to work around a surface that’s failed. Because Penhallow Remodeling Houston is an independent service provider, not a Therma-Tru dealer, we give you the honest read: sometimes the right fix is the door part, sometimes it’s the pavers, and often it’s both.
We also keep replacement parts on hand for the door lines we install on other remodels, including KraftMaid cabinetry restorations, Cambria and Silestone countertop jobs, and the paver work we do with Belgard and Unilock materials. Different brands, same logic: the part has to match the spec or it fails again.

Signs Your Therma-Tru Driveway & Pavers Setup Is Failing
- Daylight under the door sweep. The sweep is the rubber gasket along the bottom of the slab. When Houston’s clay soil shifts the pavers, the gap opens and you’ll see a slice of light from the driveway side. That gap is how water, roaches, and Houston’s June humidity get in.
- The door drags or hangs up mid-swing. This usually means the outside edge of the paver run has heaved upward, often near a downspout. Therma-Tru’s adjustable threshold has limited travel, and once you’ve maxed it out, no adjustment fixes the drag. The surface below has to be corrected.
- The threshold adjustment screws are stripped or bottomed out. We see homeowners repeatedly crank the threshold to chase every seasonal shift. Eventually the screw channel strips and the threshold sits loose, which lets water pool at the door sill. A stripped threshold costs more than a reset because by then the subfloor has usually absorbed moisture.
- Paver settling around the door landing. A 1/4-inch drop right at the threshold is common after a few Houston rainy seasons. Water pools there, and every time the door opens, the sweep drags grit across the sill. The fix is a paver re-level and compaction, not a new door.
- Moisture staining on the interior floor near the entry. That stain means water has already crossed the threshold. In Houston, where humidity never really leaves, that moisture feeds subfloor rot faster than homeowners expect. If you see the stain, call before you’ve got a bigger subfloor replacement on your hands.

AfterReplacement Cost & What’s Included

Here’s what you can expect to pay in Houston for the common fixes on a Therma-Tru door meeting a paver driveway. Everything includes the part, the labor, and a written warranty on our work.
- Therma-Tru door bottom sweep replacement: $120 – $250 installed, depending on door width and whether the sweep is a standard clip-on or the sealed aluminum-retainer style.
- Adjustable threshold replacement: $200 – $450 installed. This includes milling the new threshold to the exact door width and setting it level against the existing slab.
- Paver re-level and compaction at the door landing: $400 – $900, depending on how many square feet have shifted and whether we need to add or remove base material.
- Full paver driveway installation: $7,000 – $18,000 for a standard two-car driveway in Houston, with the spread driven by paver thickness, existing base conditions, and whether we’re pulling an old concrete slab first.
The price we quote on day one is the price on the invoice. That’s the Kingswell Way, and it’s been that way since 2004. Every job gets a written number before any work starts, and every repair carries our 365-Day Done Right Promise in writing: if the fix fails inside a year, we come back and make it right at no charge.
DIY or Call Us?
There’s no high-tension spring or electrical hazard here, but door bottom work against a settled paver surface goes wrong in ways that cost more than the service call. You can safely check two things yourself. First, look under the door from the driveway side and note where the gap is biggest. Second, put a level across the paver landing to see how much the surface has moved. That’s genuinely useful information to have when you call.
What goes wrong with DIY is the threshold. If the new threshold sits even slightly out of plane, the door binds, the weatherstrip tears, and you’re redoing it in a season. We’ve also reclaimed more than one door where a homeowner used a belt sander on the slab to “fix” a drag and took the bottom seal channel off in the process. Call (254) 527-5340. We’ll give you the straight number before any tool leaves the truck.
FAQs

A properly installed Therma-Tru threshold and door sweep on a stable paver base should last 8 to 12 years in Houston, with the sweep wearing out faster than the threshold. The variable is drainage and soil movement. Our clay soil shifts more than concrete slab homes expect, and if the pavers didn’t get a proper compacted base, the landing will move inside five years.
Yes, and most of the time a repair is the right answer. If the settlement is localized near the door landing or along the first few feet of the driveway, we can lift the affected pavers, re-level the base, and re-compact without touching the rest of the surface. Full replacement only makes sense when the base has eroded across most of the driveway or the pavers themselves are cracked. Call (254) 527-5340 and we’ll tell you which situation you’re in.
A sweep replacement takes about an hour on site. A threshold replacement runs two to three hours because we mill it to width, set it level, and test the door swing through the full arc. Paver re-leveling at a landing is usually a half-day job, including compaction and cleanup.
We keep the common Therma-Tru-compatible sweeps and threshold profiles stocked, including the Classic-Craft and Fiber-Classic profiles with the correct screw channel. If you have an older or less common series, we’ll source the exact profile before we schedule the install. You won’t be the one ordering parts or guessing at compatibility.
No. The Kingswell Way has required a written price before any work begins since 2004, and that number holds. If we open up the landing and find hidden damage the quote didn’t cover, we stop, show you what we found, and give you a new written number before we touch it. You approve the change before any additional work happens. The 365-Day Done Right Promise backs the whole job in writing.
